2023 First Quarter Working Year Update

Hey builders, it’s been a busy year for us at the quantity surveying business, and we’ve been keeping an eye on where the building industry is at in New Zealand. From the 250 job estimates we’ve sent out so far this year, we’ve completed over 175 jobs and have noticed some interesting trends in terms of where the demand for building work is coming from.

Wellington is still chugging along with a lot of new build developments, mostly townhouses. We reckon this is because the city’s population is growing fast and there’s heaps of demand for affordable housing.  Still busy and we cant see any signs of a slow down just yet.

In Auckland, things are going nuts with renovation and alteration work. It’s not surprising given that it’s the biggest city in New Zealand and house prices are going up like crazy. Lots of people are choosing to renovate their existing homes instead of buying new ones, which is keeping us busy with cost estimates and quantity surveying services.

Over in Christchurch, there’s still a lot of renovation work going on from the earthquakes a few years back. But there’s also new build projects popping up, especially in the outer suburbs where there’s a need for more housing options.

Overall, the New Zealand building industry is looking pretty healthy this year. We know there are some supply chain disruptions and rising material costs to deal with, but the demand for building work is still strong in many regions across the country.

Expensive Extension?!

Builders, we recently priced a 35m2 extension in Wellington and the cost came in over $240,500. The square meter rate for building work is now around $6500 per m2, which is a significant increase from just a few years ago when it was around $3500.

We understand that these higher costs may be a bit of a surprise for homeowners who are looking to renovate or extend their homes. But, as you know, building costs are influenced by a number of factors, including rising material costs, the demand for skilled tradespeople, and the need to comply with increasingly strict building codes and regulations.

Despite the higher costs, we’ve noticed that many homeowners are still finding ways to afford these renovations. Some may choose to take out a loan or mortgage to finance the work, while others may save up over a longer period of time. Some homeowners may also choose to renovate their homes as a way of increasing their property value, which can be a smart long-term investment.

As builders, it’s important to keep in mind that these higher costs are affecting homeowners and may impact the number of projects coming our way.
